HOUSE SEARCH PROCESS
Understanding Your Preferences
We begin by gathering all your preferences for your future home.
Providing Market Information
We provide insights into neighborhoods, rental prices, commute times, and any other questions you may have.
House Recommendations
We will connect you exclusively to our search platform, where you will receive personalized emails from with houses that match your requirement. Besides that, we will share offline listings with you when available directly on WhatsApp.
(Good to know that listings from the following companies are quite impossible to get in, if you are just new in the country + you are a time schedule: Liv residential, Vesteda, REBO, Wooove, MVGM, Van der Linden, Bouwinvest, Openkoop & Hoekstra.)
Arranging Viewings
We schedule viewings for the homes you are interested in.
Accompanying Viewings
In most cases we will join you for up to 5 viewings or conduct video viewings on your behalf. If more than 5 viewings are needed, you may either attend on your own or request our presence for an additional fee of €50,- per viewing. For viewings outside of Amsterdam we charge a km compensation of €0,45 cent ex VAT per KM.
Offer Preparation
We will collect the necessary documents and prepare an offer for the real estate agent and landlord. We know how to make the offer as attractive as possible.
Contract Review and Negotiation
We’ll review the rental contract and negotiate the terms and rental price on your behalf.
Payment Coordination
We ensure that you pay on time the deposit and first month’s rent before your check-in.
Check-In Support
We will accompany you during the check-in to confirm the condition of the property and ensure the landlord meets their obligations.
Check-In Report (if needed)
If necessary, we will prepare a check-in report with photos, meter readings, a key check, and identification of any defects.
Utility Registration
We will assist with setting up utilities such as water, gas, electricity, and TV/internet subscriptions. We can also help you set up a mobile phone contract and insurances with no extra cost.

Before the Search Begins:
1. Complete the House Search Agreement (see next page).
2. Send a screenshot of Google Maps with the areas you'd like to live in clearly marked or circled. This will help to better understand your preferences and focus the search accordingly.
3. Provide a Profile photo and write an introduction. Share a brief story about your background, hobbies, your job, your financial situation and the reason for your move to the Netherlands. Add your Linkedin when you have it. This gives future landlords an idea of who you are as a tenant.
When a Suitable Property Is Found:
4. Please provide the following documents so we can prepare a rental offer:
All documents must be translated or explained in Dutch or English and in € euro.

Short description of the business (what it does, how long it has existed. Include

5. Sign the Rental Contract.

Before we start representing you and actively searching for properties, we require a commitment deposit of €400,- (+21% VAT). This amount will be deducted from the final service fee invoice. Please note that this deposit is non-refundable*. We will send you an invoice once we receive your signed copy of this agreement.

Once you have moved into your new home, we will send an invoice for the remaining service fee; 1 month’s rent * (including any furniture and/or service charges, excluding utilities) + 21% VAT (less the commitment deposit of €400,-).
Minimum Fee: €2000,- + 21% VAT *
*Additional Fees applicate in the following situations:
Sharing:+ €500,- (with colleague or friend)
Pet: +€750,-
With short-term (11 months or shorter) we charge 15% over the total exclusive rent price.

Submitting an offer is a formal and serious step in the rental or purchase process. Once Great Expatation submits an offer on behalf of the client, it is expected that the client is fully committed to proceeding if the offer is accepted.
An accepted offer creates clear expectations on the part of the landlord or agent. At that point, other interested candidates are often turned down, and both time and opportunities are lost. Withdrawing after acceptance not only affects professional relationships and reputation, but also has direct financial and practical consequences for all parties involved.
If the client decides to withdraw after an offer submitted by Great Expatation has been accepted, a Cancellation Fee of 50% of the agreed House Search Fee will be charged. This covers the time, effort, and impact caused by the withdrawal. This fee is non-refundable.
