With running your own business, Dutch landlords usually don’t expect traditional pay slips, but they want to see a clear, concise overview of your company income and personal financial situation.


The goal is to make it as easy as possible for the landlord or rental agent to understand that your income is stable and sufficient to cover the rent. Your accountant can prepare a short financial statement for rental purposes, ideally one page, including the points below:

Example: Financial Overview for Self-Employed Professionals

  • Name: [Full name of tenant]

  • Nationality: [Country]

  • Company name: [Company name]

  • Company location: [City, Country]

  • Business activity: [Brief description, e.g. consulting, software development, investments]

  • Years in business: [Number of years]

Company income

  • Average annual revenue (last 2–3 years): €[amount]

  • Average annual profit before tax: €[amount]

  • Average net income withdrawn by owner: €[amount] (Include dividends or management fees if relevant.)

Personal assets and liquidity

  • Savings account(s): €[amount]

  • Investments / stocks / real estate: €[amount]

  • Total available liquid assets: €[amount]*

    (Landlords mainly want to see there is a financial buffer beyond your monthly income.)

Other relevant details (optional)

  • No outstanding debts or loans

  • Stable and ongoing business activities

  • No payment arrears or financial issues

Signature and Verification

  • Signed by: [Accountant’s name]

  • Title: [CPA / Financial Advisor]

  • Company name: [Accounting firm name]

  • Contact details: [email, phone number]

  • Date: [DD/MM/YYYY]

Tip: It’s ideal if the statement is on your accountant’s official letterhead, signed, and preferably in euros (EUR).

Optionally, you can also attach:

  • a recent bank statement (showing name + balance, account number blurred)

  • or your latest company tax filing / profit & loss summary

This gives Dutch landlords a clear and trustworthy picture of your financial stability and will strengthen your rental application.
